OWNER REPRESENTATION
Project Management
Managing the entire development of a project from trees to keys as the Owner’s Representative.
Construction Analysis and Oversight
Oversee the project during construction to record and report, photographically and in written form, general construction activities, schedule status and financial status.
Review and approve contractor, consultant and vendor payment applications.
Coordinate the documentation and final preparation of record drawings at the conclusion of the project as well as operation and maintenance manuals.
Concrete Restoration and Waterproofing
We manage concrete restoration and waterproofing projects.
Condo Building and Hurricane Damage Repair
Provide storm damage evaluation assessments in order to restore and renovate each
building back to its proper form.
Renovations and Remodels
We work hand-in-hand with Board members, Property Managers, Designers,
Contractors and Homeowners on interior common area and exterior renovations.
Third Party Inspections
Perform third party inspections at specific times during the construction, prior to substantial completion and during punch work for final completion.
Expert Witness Services
Mediation services for Issue Resolution.
Marketing
Providing Aid to owner in the development of owner specific information to support marketing efforts to existing and prospective customers.
Participate as Owner’s Representative in communicating venture opportunities to prospective investor or equity sources.
Special Projects
Support as needed on specific issues or development of pilot processes or procedures.
REAL ESTATE ANALYSIS (Feasibility of one or numerous sites)
Site Selection
Review owner supplied project criteria and target site(s).
Site Investigation Report
Visit the site(s) to review, evaluate and document on site and off site, adjacent to and within close proximity, existing conditions and issues.
Meet with official agencies of each specific site for jurisdictional familiarity, state, county, city, district, etc…
Meet with all applicable utility service providers at each locale to coordinate availability of all utility services.
Identify and document critical issues affecting the development of each site and estimate the related cost premiums and scheduling effects of each site to provide comparative data for owner review prior to final site selection.
Empower the owner with the most comprehensive information to ease the decision-making processes related to proceeding with disqualification of various sites.
ENTITLEMENT SERVICES
Authoritative Agencies Relations
Meet with jurisdictional authorities and government agencies to evaluate the political climate for the project and determine project approval procedures and sequences.
Permitting Strategies
Develop and submit strategies to the owner for permitting processes at a project site where complex issues are involved.
Planning & / or Zoning Administration
Coordinate the preparation of required memorandums, submittals and presentation documents. Be the owner representative before the local public, governmental and jurisdictional authorities for necessary compliance to all related planning and zoning regulations and requirements being enforced.
MANAGEMENT CONSULTING (Design, Construction or Facilities Management)
Planning
Identify project objectives, set priorities, define deliverables, develop a program outline or project description.
Setup
Develop scope, schedules and preliminary cost estimates.
Set up project policies and procedures, paper tools, criteria and equipment; hire and train personnel if needed.
Identify, qualify, negotiate and manage consultants or services providers.
Assist owner in identifying, qualifying, selecting and managing AE Consultants and General Contractor. This does not exclude REDC from performance of overall project management services.
Implementation
Represent owner with jurisdictional authorities.
Oversee the bid and negotiations phase of the project.
Oversee the project through completion.
DESIGN SERVICES OVERSIGHT (Residential, Hospitality, Commercial and Facilities)
Site Plan Development
Oversee the development of site plans, specifications and cost estimates.
Building Design
Oversee the development of building plans, specifications and cost estimates.
Value Engineering
Perform a review of typical contract documents (plans, specifications and warranties) for products, equipment, construction means and methods.
Recommendations will economize expenses and time
Facilities & HOA Space Planning
Oversee the development of Tenant Improvement drawings, specifications, estimates and construction.
PERMITTING SERVICES
Code Compliance Review
Review drawings for cross discipline coordination and code compliance.
Administrative Permitting
Coordinate the preparation of construction document submittals and application documents.
Act as the owner’s representative before the local jurisdictional authorities for processing of permits through periodic tracking of activities and status to assure constant and timely progress.
Permit Facilitation
Implementation of permitting strategies in order to expedite the jurisdictional procedures.
Take the lead, as allowed by the jurisdictional authorities, to provide in-person submittal and application services, plan review assistance and coordinating code comment responses.
CONSTRUCTION MANAGEMENT SERVICES
Contractor, Consultant and Vendor Qualification
Interview, qualify and short list contractors, consultants and vendor for owner’s final selection.
Bid Administration
Coordinate the preparation and distribution of required bid documents and act as the owner’s representative to receive and review questions; develop and distribute responses and addenda as necessary.
Receive and review bids; evaluate and make appropriate recommendations to the owner for services and award or possible document revisions and rebid.
Contract Administration & Oversight
Visit construction site during construction as a owner’s representative to record and report, photographically and in written form, general construction activities and schedule status.
Review and approve contractor, consultant and vendor payment applications.
Coordinate the documentation and final preparation of record drawings at the conclusion of the project as well as operation and maintenance manuals.
Third Party Inspections
Pre or Post Constructability or Construction Assessments and Studies.
Perform third party inspections at specific times during the construction, prior to substantial completion and during punch work for final completion.
FACILITIES MANAGEMENT (Design and Construction)
Existing Facility Evaluation
Investigate, record by reviewing existing documents or prepare new documents and perform comprehensive evaluation (property physical assessment) of all existing conditions: site, building, equipment and furnishings, primarily for additions and alterations/ tenant improvement projects.
Maintenance Programs
Develop facility specific processes and procedures.
